Valuations can be required for many possible reasons, and may be of the current value (market value), or of the value at some time in the past.

Some examples of circumstances where a valuation is needed include:

When purchasing a property, (on its own or in conjunction with a survey) to make sure you are not over-paying

When selling a property, to make sure you are asking the right price

Raising mortgages or other loans secured against property

Taxation (e.g. probate/inheritance tax and capital gains tax)

For legal purposes (e.g. divorce, claims for damages, etc.)
